Building Permit and Inspections required
Kitchen Permit Requirements
This permit will allow a repair of an existing Kitchen. The
following are the minimum requirements that must be met:
* Must be residential.
* Electrical outlets (GFCI protected) located so that no point along
the counter top is more than 24-inches from an outlet.
Islands/peninsulas shall have one outlet.
* Provide two 20-amp branch circuits for the counter top outlets.
Provide separate circuits for the garbage disposal and the
dishwasher.
* Fluorescent lighting is required as the general means of
illumination for the kitchen and must be powered by a the main
switch in the kitchen.
* Smoke detectors are to be provided in all sleeping rooms and
adjacent hallways, multi-levels, and basements if valuation exceeds
$1000.00.
The Kitchen Permit is NOT available if you are:
* Removing or replacing walls
* Removing or relocating windows
* A plumbing permit is required for the change out of plumbing
fixtures including dishwashers and to the gas system.
KITCHEN REQUIREMENTS
PLUMBING:
• No gas lines under slabs unless run through an approved, vented,
gas tight conduit. CPC 1211.4
• Hard pipe gas through walls and cabinets. 3’ listed flexible
connector and shut off valve allowed. CPC 121.18
• Provide maximum 6’ long listed gas flex connector and shut off to
free standing range CPC 1212.
• Listed air gap required for dishwasher drain. CPC 807.4
MECHANICAL
• Smooth interior metal duct required on vent hood or down draft
exhaust vent. Aluminum flex duct not approved. Provide back draft
damper. CMC 504.2
• Minimum 30” vertical clearance to combustibles from cooktop
surface. CMC 906.
ELECTRICAL:
• Garbage disposal cord and plug connected 18” to 36” long.
• Dishwasher cord 3’ to 4’. CEC 422. Romex with plug not approved as
flexible cord.
• Minimum 15 Amp circuit for dishwasher and 15 Amp circuit for
disposal minimum 14 GA copper wire.
• If using a split outlet for dishwasher/disposal provide a listed
handle tie at the 2 circuit breakers at the panel. CEC 210.4B
• 2 – 20 amp small appliance circuits required for counter top
outlets minimum 12 GA copper wire. CEC 210.52. No lights allowed on
these circuits but refrigerator is OK.
• No point along the counter can be less than 24” from a electrical
outlet. This means outlets will be a maximum of 4’ apart CEC 210.52.
• Counter top spaces over 12” wide require an electrical outlet
NEC.210.52
• GFCI protect all counter top plugs NEC 210.8
• 4 wire circuit required to stove/range 2 hots, 1 neutral, 1
ground.
• General lighting to be fluorescent (40 lumens per watt)
• Provide an outlet at the island and peninsula counter
Inspections
Three inspections are required for kitchen remodels. An in-progress
inspection should be scheduled after the electrical boxes are
installed and before any devices are connected. Any other
structural, mechanical, or plumbing alterations should be scheduled
for a rough inspection. A drywall nailing inspection may be required
if it is more than just patch work. The final inspection should be
scheduled after all the work is completed.
